The average property values may have flattened in Auckland, Waitakere, Manukau & Hamilton, but not in most parts of the country.

• QV figures show that avg. values fell in most of Hamilton & Auckland, Waitakere & Manukau as the housing market cools.
• However, avg. values continue to rise in most other parts of the country, hitting $631,302 in January, up 13.5% in a year.
• Meanwhile, properties above $550K continue to attract buyers while those below $550K fall to sell at auction & take longer to sell.
• This was because investors were less active in the market & there was less competition for first home buyers.
